Termites in South Africa: How to Identify, Assess and Treat Them

A practitioner's guide to termites in South Africa: telling harvester from subterranean from dry-wood, reading the early signs, and choosing an eco-sensitive treatment that actually fits the pest.

The first thing that matters about termites is not how to kill them. It is which ones you have. A homeowner in Johannesburg watching bare patches spread across the lawn has a completely different problem from one who taps a skirting board and hears it sound hollow. Same word, same family of insect, but the treatment, the urgency and the cost pull apart from each other the moment you name the species. Most guides skip straight to poison. This one starts where a good inspection starts: working out what you are actually dealing with, then matching the lightest effective response to it. What follows is how we read a termite problem in the field, written for the person who has just noticed something is wrong and wants to know how worried to be.

What termites are, and why “white ants” is misleading

Termites are soft-bodied social insects that feed on cellulose, the fibre in wood, grass and dead plant matter. They are not ants, despite the common South African name “white ants”, and the difference is not trivial. Ants have a pinched waist, bent antennae and wings of two different lengths. Termites have a straight, thick waist, straight antennae, and four wings all the same size. When a swarm comes off a nest on a warm evening, that wing detail is often the quickest way to tell whether you are looking at a nuisance or a threat.

A termite colony runs on castes. A queen and king reproduce, workers do the feeding and building, soldiers defend the nest, and once or twice a year winged reproductives called alates fly off to start new colonies. You almost never see the workers, which is the whole problem. They eat wood from the inside out and avoid light, so by the time damage shows on the surface, the colony has usually been active for months. The insect you occasionally spot is the alate. The insect doing the damage stays hidden.

Which termites live in South Africa?

South Africa has three groups of termite that matter to a property owner: harvester, subterranean and dry-wood. They damage different things, in different places, and each one calls for its own treatment. Getting this identification right is the single most useful thing you can do before spending money, because a method aimed at the wrong species is money burnt.

Harvester termites are the ones most Gauteng homeowners actually meet. They forage above ground for dead grass, cutting bare tracks and patches across lawns and leaving small holes surrounded by cleared earth. They are a garden and pasture pest, not a structural one. They will wreck a lawn and strip a flower bed, but they are not eating your roof trusses. The relief on a client’s face when we explain that distinction is a regular part of the job.

Subterranean termites are the structural threat. They nest in the soil and travel to timber through mud tubes, pencil-thick tunnels of soil and saliva they build across foundations, walls and even open concrete to keep themselves hidden and moist. These are the termites that damage buildings, and they are the reason pre-construction soil treatment exists. If you see mud tubes climbing a wall, that is subterranean activity and it is worth acting on quickly.

Dry-wood termites need no soil contact at all. They live entirely inside the timber they eat, which means an infested beam can be a self-contained colony with no connection to the ground. They are less common inland and more of a coastal and KwaZulu-Natal concern, but where they occur they are stubborn, because you cannot treat the soil to reach an insect that never touches it. They leave small piles of hard, six-sided droppings called frass beneath the wood they are working.

How do I tell which termite I have?

Match what you are seeing to where you are seeing it, and the species usually gives itself away. The quickest field triage runs on three questions: is the damage in the garden or the building, are there mud tubes, and are there droppings under the wood? The decision tree below is the same logic we run on a first site visit, before anyone opens a chemical drum.

If the triage above leaves you unsure, that is normal. Alate swarms of different species can look almost identical to the eye, and a mud tube on a garden wall can throw people. That is exactly what a site inspection settles.

What are the signs of termites in a house?

The earliest reliable signs of subterranean termites are mud tubes, hollow-sounding timber, and discarded wings near windows after a swarm. Each one tells you something slightly different. Mud tubes mean the colony is actively travelling to feed. Timber that sounds hollow when tapped, or that a screwdriver sinks into with almost no resistance, means they have already been eating it. A scatter of shed wings on a windowsill or in a spider web means alates have swarmed nearby, often the first thing a homeowner ever notices.

There are quieter signs too. Doors and windows that suddenly stick can mean termites have distorted the frame from the inside. Paint that bubbles or blisters over timber can hide galleries just beneath the surface. Floors that feel spongy underfoot, or a faint rustling in a quiet room, both point the same way. None of these prove an infestation on their own, but two or three together are worth a professional look. The damage compounds slowly and then all at once, which is why early action costs far less than late.

Are termites harmful to humans?

Termites do not bite people, spread disease or poison food, so the direct risk to your health is close to zero. What they threaten is the building and everything structural in it. Subterranean termites can compromise roof timbers, door frames, skirtings, wooden floors and anything cellulose in storage, and they do it out of sight. The financial exposure is real and often uninsured, which brings up a point most guides leave out.

Most household insurance policies in South Africa treat termite damage as a maintenance issue rather than a sudden insured event, which means they will not pay for it. Check your own policy wording, but assume the repair bill is yours. That single fact is why a modest inspection now is worth more than it looks: it is the low-cost end of a problem whose expensive end you carry alone.

How do you get rid of termites in South Africa?

You get rid of termites by matching the method to the species, and in almost every case that means treating the colony or the soil rather than spraying the insects you can see. Spraying visible termites kills a handful of workers and warns the colony to reroute. It feels like action and achieves close to nothing. The methods that actually work fall into three groups, one per species.

For subterranean termites, the answer is a soil barrier: a continuous treated zone of soil around and under the structure that the colony cannot cross to reach the timber. On a new build this is done before the slab is cast, when the whole footprint is open. On an existing building it is done by drilling the perimeter and injecting termiticide below the floor to rebuild the barrier from outside. For harvester termites in a lawn, the goal is to reach the nest, not to blanket-spray the garden. Targeted baiting lets foraging workers carry the active ingredient back to the colony, which deals with the source while sparing the rest of the garden and the things living in it. For dry-wood termites, since no soil is involved, the timber itself is treated, either by sealing the structure and fumigating it or by injecting the affected wood directly. Three species, three genuinely different jobs, which is why an honest quote always follows an inspection and never precedes it.

Can you treat termites the eco-sensitive way?

Yes, and it starts with using less chemical, more precisely, rather than more chemical everywhere. This is where most of the market goes quiet, so it is worth being specific. The eco-first approach is not a product, it is a sequence of decisions: identify the species so you are not treating the wrong target, treat the source rather than fogging an area, and choose the lowest-toxicity method that will actually hold.

Targeted baiting for harvester termites is a good example. Instead of drenching a lawn in contact insecticide, which kills pollinators, earthworms and anything else passing through, a bait station delivers a small amount of active ingredient directly to the colony that is causing the damage. For structural work, a well-placed soil barrier treats a defined zone once rather than requiring repeat blanket spraying. The principle running through all of it is restraint: match the pest, protect everything you are not trying to kill, and do not put more into the ground or the air than the job needs. That is what eco-sensitive means in practice, and it is how we have worked since 2002.

How much does termite treatment cost in South Africa?

Termite treatment cost depends on the species, the size of the affected area and whether the building is standing yet, so any number quoted before an inspection is a guess. That said, the shape of the cost is predictable. A garden harvester problem treated by baiting sits at the lower end. A post-construction soil treatment on a finished home, which involves drilling and injecting the perimeter, costs more because it is labour-intensive. Whole-structure fumigation for dry-wood termites is the most involved of the three. Pre-construction treatment on a new build usually gives the most protection per rand, precisely because the site is open and the work is fast.

The useful way to think about it is prevention against repair. A pre-construction barrier is a small line item on a build. Structural repair after years of undetected subterranean damage is not, and your insurer is unlikely to help. Get the species identified, get a written quote against that species, and treat the barrier as insurance you can actually claim on.

What should you do first if you think you have termites?

Do three things, and avoid two. First, stop disturbing the area: breaking open mud tubes or poking the nest just scatters the colony and makes both identification and treatment harder. Second, take clear photos of what you are seeing and exactly where. Third, note whether the damage is in the garden or the structure, because that alone narrows the species. Those three steps make any inspection faster and any quote sharper.

The two things to avoid: do not reach for a hardware-store spray and empty it on visible termites, and do not wait to “see if it gets worse”. The spray warns the colony without killing it, and waiting only lets the damage compound. Subterranean termites in particular do their worst work in the months before anyone notices, so the value of acting early is real and measurable.

Choosing a termite treatment company

Use a company registered with the Department of Agriculture and, ideally, a member of SAPCA, the South African Pest Control Association. Termiticides are restricted products, and correct handling is what protects your family, your pets and the groundwater under the site. Registration is not paperwork for its own sake here, it is the difference between a controlled treatment and a hazard.
